TERMS & CONDITIONS OF STAY

1. PURPOSE

These General Terms and Conditions (GTC) define the rights and obligations of Résidence Ogliastrello and its clients regarding the remote booking of our services. They cover the entire process, from booking to stay follow-up. By booking through our online platform, the client acknowledges having read and accepted these conditions and the specific rates associated with their stay without reserve.

2. BOOKING

The client agrees to book with full knowledge of the nature and terms of the services offered. Mandatory fees (pets, extra occupants, tourist tax) are added automatically if not selected by the client.

3. ONLINE BOOKING PROCESS - DEPOSIT
  • Validation: The accommodation is blocked, and the booking is confirmed upon payment of a 30% deposit via the secure Stripe platform. An automated confirmation email will be sent.
  • Accuracy of Data: The client agrees to provide accurate information (contact details, number of guests, age of children, pets). Extra fees may apply if the information provided does not match the reality of the stay.
  • Booking File: Following the online booking, a personal booking file will be sent to the client, summarizing the stay and incorporating these terms and the detailed quote.
4. DIRECT BOOKING PROCESS - DEPOSIT
  • Booking File: Following your request, a personal file is sent to you. This signed document summarizes the stay, the detailed quote, and these terms.
  • Payment: The 30% deposit must be paid within 8 days (Bank transfer, check, or Stripe).
  • Default: Without receipt of payment and the signed file within the deadlines, the booking request will be cancelled.
5. BALANCE PAYMENT
  • Online Bookings: A payment request will be sent automatically 14 days before arrival via Stripe.
  • Direct Bookings: The balance is due 14 days before arrival via bank transfer, or on the day of arrival by check or cash.
  • Note: Credit card payments via a physical terminal are not accepted on-site.
6. MANDATORY EXTRAS & FEES
  • Tourist Tax: Calculated per adult (18+) per night (from €1 to €1.43).
  • Cleaning Fee: End-of-stay cleaning is included in the nightly rate.
  • Extra Occupant (5th person): €100/week or €15/night (excluding children under 3).
  • Pets: €50/pet/stay. Subject to conditions: under 30kg and during low-occupancy periods only. Must be validated by the establishment.
7. MODIFICATION CONDITIONS

Significant modifications (e.g., a shift of more than 30 days) will result in a price recalculation and the following fees:

  • +30 days before arrival: No fees, deposit transferred.
  • 30 to 15 days before arrival: Fee of 30% of the total amount (deposit forfeited).
  • 14 days to arrival: Fee of 50% of the total amount.
  • Last minute: Considered a cancellation (fees up to 50% of the initial stay).
8. CANCELLATION CONDITIONS
  • +60 days before arrival: Full refund of the deposit (0% fee).
  • 60 to 31 days before arrival: The 30% deposit is retained.
  • 30 to 15 days before arrival: 50% of the total amount is due.
  • Less than 14 days before arrival: 100% of the total amount is due.
  • Shortened stay: No refund for early departures.
  • Force Majeure: Per Art. 1218 of the Civil Code. The deposit may be refunded or converted into a 12-month voucher.
9. SECURITY DEPOSIT (CAUTION)
  • Amount: €300 (Mini-Villas & F3) / €500 (Large Villas, Allivettu & F4).
  • Terms: Provided by check upon arrival (or cash in a sealed envelope for foreigners). Refunded by mail within 10 days if no damage is found.
  • House Rules: Non-smoking houses. Indoor textiles must stay inside. Pets are forbidden on beds and sofas.
10. INSURANCE

We strongly recommend taking out travel insurance.

  • Holiday Insurance: Check your home insurance for "villégiature" coverage.
  • Cancellation Insurance: We recommend checking your credit card guarantees (Visa Premier, Gold Mastercard) or subscribing to an independent provider (e.g., ADAR, Chapka).
11. ARRIVAL & DEPARTURE
  • Hours: Arrival 5:00 PM – 7:00 PM / Departure before 10:00 AM. No luggage storage available.
  • Inventory (État des Lieux): To be returned within 24h of arrival. Departure inspection by appointment (book 48h in advance).
  • Check-out: Dishes washed/stored, trash emptied, fridge cleared, and laundry placed in the provided white striped bags.
12. SERVICES & LIFE IN THE RESIDENCE
  • Baby Equipment: High chair and cot available for free upon request.
  • Beach Gear: Free umbrellas and toys (subject to availability).
  • Bakery: Delivery at 8:00 AM (June–August). Pay directly to the baker.
  • EV Charging: Charging station available at the entrance (paid service).
13. SWIMMING POOL RULES
  • Hours: 8:00 AM – 8:00 PM (April–November). No night swimming. Unheated.
  • Safety: Children under 13 must be accompanied by an adult. No running or diving.
  • Hygiene: Footbath mandatory. No pets, food, drinks, or smoking in the pool area.
14. LEGAL MENTIONS
  • Price: Prices are in Euros, including VAT.
  • Liability: Photos are for illustrative purposes only. The establishment is not responsible for external network outages (power, internet).
  • Data Protection (GDPR): Your data is used only for managing your stay and is never sold to third parties.
  • Proof: Online validation constitutes an electronic signature. IP addresses are recorded.
  • Law: Governed by French law.
